Construction Management
Our role is simple: protect your budget, schedule, and vision from the first day on site through final closeout.
What We Do During Construction
Every project benefits from hands-on Principal involvement, clear documentation, and independent field oversight to ensure work matches the design intent, contractual requirements, and the owner’s expectations. We represent you, always. No exceptions.

On-Site Oversight
PMSI provides regular on-site observation to monitor progress, identify issues early, and coordinate with the project team. Our presence helps ensure work generally aligns with contract requirements while maintaining clear communication between the contractor, design team, and owner.
Cost & Schedule Controls
We review pay applications, track schedules, assess critical path impacts, and review contractor progress against approved timelines and sequencing commitments. If delays arise, we identify potential issues early and work with the project team to support timely resolution.

RFI & Submittal Management
PMSI coordinates RFIs, submittals, clarifications, and design questions between contractors and design teams—keeping documentation accurate, decisions timely, and the owner informed at each step.
Change Order Review & Validation
Every change order is analyzed for scope accuracy, cost justification, and schedule impact. PMSI validates contractor proposals and ensures the owner pays only for appropriate, documented changes consistent with the contract.

Quality Assurance / Quality Control
PMSI performs quality assurance observations to verify work generally aligns with contract documents. We monitor materials and workmanship and coordinate with the design team and contractor to address observed deficiencies, supporting long-term performance and durability.
Compliance & Reporting
PMSI maintains transparent reporting, photo documentation, and compliance tracking— providing the owner with clear, timely visibility into progress, risks, and financial status.
